RICS Homebuyer Surveys:
Condition Survey/Level 1
A level 1 Condition Survey is suitable for new builds within 3 years old that would normally be covered under NHBC warranty. The report gives a general description of the building and construction components of the external and internal areas, a visual inspection of the services, and the grounds. We will not diagnose the issue but will recommend further investigation/action.
We can also incorporate a snag list for external and internal finishes for a property which is being handed over from a contractor as a finished product.
Homebuyers Report/Level 2
A level 2 Home Buyers Report is suitable for properties that are up to 50 years old and visibly in a good condition. The report is more detailed than a condition survey and gives a description of the building and construction components of the external and internal areas and a visual inspection of the services and grounds. We will identify any structural defects such as cracks, damp, mould, timber defects, or anything that is not in line with regulations.
Building Survey/Level 3
A level 3 Building survey is the most detailed RICS survey and is recommended for buildings of 50+ years old or those with obvious defects. The report will estimate the age of the building, building components and identify issues, where accessible, regarding any structural defects such as cracks, damp, mould and timber defects.
We will diagnose any issues found or recommend further monitoring and repairs to be specified by a specialist contractor/structural engineer.
This report includes extra information on energy matters (heating, ventilation etc) and a summary of repairs.
An estimate of costs and a maintenance schedule can be added upon request for a fee.

One Element Defect Path Inspection
Certitude Surveyors can carry out a one element defect path inspection for buildings including but not limited to the inspection of roofs and structural concerns such as cracks, and damp and mould. During the inspection we will ascertain any potential issues and produce a detailed report on the findings. This will highlight the possible causes, specify remedial action or further investigations, provide a summary of repairs, and estimate of costs.
Dilapidations Report
Dilapidation reports are normally requested by a landlord at the end of a lease to assess which repairs a tenant is liable for. A dilapidation report can also be requested by a tenant if they wish to query any liabilities. Dilapidation surveys are essential as they establish the condition in which a property should be left at the end of a tenancy.
We can conduct dilapidation surveys on a variety of properties, assessing the terms of the lease for clauses relating to repairs, to establish what repairs and restorations are necessary.
We can also offer guidance on the works needed and the costs involved.
Project Organisation and Contract Administration
If you plan to extensively renovate and extend, we can provide a Project Organisation and Management service where we organise the project schedule in accordance to the plans, carry out feasibility inspection, devise a method statement, and estimate the job costs for material and labour. We can assist you in the selection and appointment of contractors: liaising and sending job specifications out to tender so you can select the best contractor; advising you on appropriate contracts to use and reviewing the contractor’s contracts. We will manage procurement, and supervise the job and sub-contractors in line with the schedule, while ensuring Acts of Law and statutory instruments (such as the Building Act, Health and Safety at Work Act, The Approved Documents of the Building Regulations and CDM Regulations) to ensure the quality of the final product, whilst promoting and maintaining health, safety, and welfare for all parties.
Maintenance Schedule
Available as an add-on to a Level 3 Building Survey, this service highlights any regular maintenance which will need to be carried out and at what frequency it should be done. Suitable for freeholders, landlords and those with a share of a freehold who have responsibility for the upkeep of the building and grounds.
A comprehensive maintenance schedule will ensure that the building and grounds are kept in good condition and may prevent or reduce the need for costly and significant repairs.
Maintenance schedules work particularly well with Level 3 surveys, as the survey will identify any essential repairs and the maintenance schedule will provide information on the ongoing preservation of the building, post repairs.
Estimate of Costs
Also available as an add-on to a Level 3 Building Survey, this service provides estimated costs of any essential repair works that may have been identified in the survey. Costs will be provided for any sections (excluding services) which are rated at condition rating 3 and will allow a potential buyer to assess the level of additional funds which will be required.
Aerial Roof Photos
We can offer aerial roof photography either as an ‘add-on’ to any of our surveys for an additional fee or as a stand-alone service for those wishing to periodically check the condition of their roofs. Aerial Roof photos enable a comprehensive and close-up inspection of elements which may otherwise be concealed or difficult to inspect fully and provide evidence of the condition of the roof at the time of the photos. The photos can be used to identify and quantify any works required, from a slipped tile to a new roof covering. Although the average lifespan of a tile or slate covered pitched roof is between 60 to 80 years, concealed defects can occur. Periodic inspections should be carried out so any defects can be identified and rectified early to ensure a watertight building and to reduce the risk of deterioration of underlying materials.
